The average home in Montgomery County was listed for $253,725 in September, down 2.4% from the previous month’s price of $259,950, a Realtor.com data analysis shows.

Compared to September 2023, the median listing price for homes fell 9.7% from $280,900.

The average home in Montgomery County was 1,943 square feet and cost $123 per square foot. The price per square meter of houses for sale has increased by 3.9% since September 2023.

Listings in Montgomery County moved slowly, with an average listing of 54 days compared to the statewide median of 55 days in September. In the previous month, homes were on the market for an average of 51 days. Around 302 new homes were brought onto the market in September, a decrease of 0.7% from 304 new listings in September 2023.

Median home prices published by Realtor.com may exclude many or even most homes in a market. Price and volume refer exclusively to single-family homes, condominiums or terraced houses. They include existing homes but exclude most new construction and pending and conditional sales.

Across the Montgomery metropolitan area, average home prices fell to $296,700, slightly lower than a month earlier. The average home was 2,031 square feet, with a listing price of $133 per square foot.

In Alabama, average home prices were $329,000, a slight decrease from August. The Alabama home listed for sale averaged 1,927 square feet and was priced at $164 per square foot.

In the United States, the average home price was $425,000, a slight decrease from the previous month. The average American home for sale was 1,843 square feet and priced at $227 per square foot.

The median home listing price used in this report represents the average of all homes or units listed during the specified time period. Experts say the median provides a more accurate view of what’s happening in the market than the average listing price. That would mean taking the sum of all the list prices and then dividing it by the number of homes sold. The average may be distorted by a particularly low or high price.
